What is a neighborhood?
A neighborhood is a small part of a town where people live near each other. Your neighbors are the people on your street. A neighborhood might have its own park, its own school, or its own pool.
Picking a neighborhood is a big choice. It decides which school you go to, how long the drive to work is, and who you might play with after school.
What kinds of neighborhoods does Sherman have?
Old homes near downtown
These streets have older houses, porches and tall shade trees. Some are close enough to walk or bike to the downtown square and the Sherman Museum. Many street names were picked by 12-year-old Julia Shannon long ago, like Travis, Crockett, Walnut and Pecan.
Near Austin College
Living near the college means college games, plays and concerts are close by. The college mascot is a kangaroo named Rowdy 'Roo!
New neighborhoods
As Sherman grows, builders are adding new homes around the edges of town. New homes often have bigger garages and newer roofs. Three new elementary schools opened in 2025 to make room for more kids.
Country living
Outside the city there are homes with big yards and room for animals. Some country homes get water from a well and use a septic tank instead of city pipes. Ask about this before you buy.

How do you pick the right neighborhood?
Here is a checklist grown-ups and kids can use together:
- Find the school. Ask Sherman ISD which school serves the address. See our schools guide.
- Time the drive. Drive to work at the real time you would go, not on a quiet Sunday.
- Look for places to play. Is there a park, sidewalk or trail nearby?
- Visit twice. Go once in the day and once at night. Is it quiet? Is it well lit?
- Check for floods. Look up the address on the FEMA flood map.
- Ask about extra fees. Some neighborhoods have HOA fees or special taxes. Read about MUDs and PIDs.
- Say hi. Talk to a neighbor. Ask what they love and what they would change.
What makes a neighborhood good for kids?
Look for sidewalks, a park you can walk to, and a school that is not too far away. Sherman has lots of parks spread around town, like Pecan Grove Park, Lucy Kidd-Key Park, Fairview Park, Herman Baker Park and Old Settlers Park. Living near one of them means more time to play!
Where should you live if you work at the chip factories?
